Priced for your home, not a template
We don't publish a rate card, because it would be wrong for most homes. Instead we look at your space and give you one honest number, up front, before anything is booked.
What shapes your quote
No mystery to it. These are the five things we look at, and they're the same five for everyone.
Size of your home
Bedrooms, bathrooms, and total square footage. Bathrooms move the number more than most people expect — they're the most labour-intensive room in any house.
Condition when we arrive
A home that's been professionally cleaned recently takes less time than one that hasn't been done in a year. This mostly affects your first visit, not the ones after it.
How often we visit
The more regularly we come, the less there is to do each time — so the price per visit comes down. Weekly costs less per clean than monthly.
What you want included
Our standard checklist covers every room. Extras like inside the oven, interior windows, or laundry are priced on top, and entirely up to you.
Pets and problem areas
Shedding, litter areas, and heavy-traffic spots take real extra time. Tell us up front and it's built into the quote rather than becoming a surprise later.

Recurring Home Cleaning
Weekly, every two weeks, or monthly — the same trusted cleaner each visit, working from the same checklist. Most homes settle into every two weeks.
Deep Cleaning
A full reset. Baseboards, inside appliances, grout, light fixtures, and everything routine cleaning doesn't reach. Often the right first visit.
Move-In & Move-Out
An empty-home clean, inside every cupboard and appliance — built to satisfy a landlord's inspection or hand over keys spotless.
Short-Term Rental Turnovers
Airbnb and vacation-rental changeovers between guests, including linens and restocking. Priced per turnover, discounted by volume.
Real Estate Listing Cleans
Pre-listing and post-closing cleans for agents. Quoted per property, or arranged as an ongoing rate across your listings.
Post-Construction
Fine dust and residue after a renovation or build. Always quoted on site, because no two of these jobs are remotely alike.
Office & Commercial
Small offices and studios, after hours or on your schedule. Recurring arrangements available.
One-Time & Event Cleaning
Hosting, spring cleaning, or just needing a reset. A single thorough visit, no commitment.

Questions about cost
Why don't you publish a price list?
Because it would be wrong for most homes. A four-bedroom with two dogs takes materially longer than a one-bedroom condo, and charging both the same means one of them is being overcharged. We'd rather look at your home and give you a number we can stand behind.
So how do I find out what it costs?

Is the first clean priced differently?
Often, yes. A first visit to a home that hasn't had a professional clean in a while takes longer than the visits that follow. If we think your first clean should be a deep clean, we'll tell you before we book it — never after.
What's included in the price?
All supplies, equipment, and a fully insured cleaner working from our standard checklist. No travel fee, no equipment fee, and no charge for the quote itself.
Will the price change later?
Not without a conversation. If your home's needs change — you add a room, or ask for extras every visit — we'll talk to you before anything on your invoice moves.
Do I have to sign a contract?
No. Recurring plans are month to month and you can pause, change frequency, or cancel at any time. We'd rather keep you because the clean is excellent than because you're locked in.
